You can treat the surface of concrete with disinfectants, and that basic biosecurity procedure must be done on a regular basis. However, the traditional disinfectants that are applied to the surface of the concrete do not penetrate the open capillaries of the concrete, and thus will not reach the pathogens that lurk deep within. You can retreat the surface of the concrete again every day, and although you will eliminate those microbes on the surface of the concrete, you cannot reach the microbes deep within. You can only hope that these surviving microbes do not resurface to trigger a catastrophic re-contamination when they escape from the concrete interior. The probability is high that they absolutely will. Good luck with this uncertain approach!

Alternatively, you could choose to spend a small fortune putting an acrylic or urethane flooring system down on top of your concrete in hopes of blocking the microbes and moisture. But these topical coatings often crack under the weight of heavy equipment. Moreover, they will wear down in time, ultimately re-exposing the concrete below. Worse yet, these costly topical coatings are extremely expensive to repair.

Traditional mold remediators will likely treat the surface of your mold-infected concrete with disinfectants. But the disinfectants that are applied to the surface of your slab, or foundation, do not penetrate concrete and thus will not reach the mold spores that are waiting deep within the concrete.

These traditional mold remediators will then attempt to dry the surface of concrete with large fans and air movers, typically for weeks. The intent of this process is to reduce the humidity in the concrete, putting the mold spores into a dormant state. But desiccation does not kill mold spores, it only puts them to sleep. Unfortunately, this drying procedure does nothing to prevent moisture from reawakening the mold, returning it to the concrete from within. Porous concrete behaves like a sponge and will invariably draw water in, wicking it from below. This water reactivates the mold, and your home will be re-contaminated.
